This study aims to examine the practice of land and building leasing by foreign nationals, the forms of legal smuggling that occur, and the supervisory function in preventing such practices. The research method used is a normative juridical method with statutory and conceptual approaches. Data were obtained through library research and interviews with the management of the PIK area in North Jakarta. The analysis was conducted based on agrarian law, civil law, immigration law, and regional regulations related to the supervision of building use by foreign nationals. The results of the study indicate that leasing practices by foreign nationals are, in principle, permitted as long as they comply with applicable legal provisions. However, in practice, there are indications of misuse of lease agreements by foreign nationals who enter Indonesia using visit or tourist visas but subsequently lease buildings for long-term periods to conduct business activities, such as restaurants, clothing trade, and mobile phone accessories businesses. A quantitative research methodology utilizing questionnaires was employed to gather data from 75 students, focusing on their proficiency levels across four key language skills (speaking, reading, listening, and writing), as well as factors contributing to their learning difficulties. The findings revealed that 68% of students experience significant difficulties in learning English, with speaking identified as the most challenging skill (73% of respondents), followed by reading and listening (30.33% each), while writing represents the least difficult area (14% of respondents). The primary factors contributing to these difficulties include insufficient speaking practice (45.3%), limited study time (42.7%), and lack of motivation (38.7%). Additionally, students identified inadequate teaching materials relevant to their technical field (18.7%) and the absence of study partners (30.7%) as significant barriers. However, the study also found that students actively engage in self-directed learning through watching English movies or videos (52%), reading English books or articles (45.3%), and listening to podcasts or music (46.7%) outside the classroom. The majority of students (76%) expressed a strong need for specialized English training focused on technical texts related to computer and network engineering, with 53.3% considering such training very necessary. These findings underscore the critical importance of developing targeted interventions and specialized English for Specific Purposes (ESP) materials tailored to vocational students' unique academic and professional needs. The study was conducted using the Russian Formalism approach which places the internal structure of the text as the center of the analysis, regardless of the biographical or social context of the author. With qualitative descriptive methods and close reading techniques, this study identifies the way formal devices work including repetition, defamiliarization, natural metaphors, typography, diction, and stanza symmetry in building poetry literariness. The results of the analysis show that simplicity is built through a number of devices that support each other: the repetition of the phrase "I want to love you simply" as the dominant device that creates parallel rhythms and binds the structure between verses; defamiliarization through the metaphors of "wood to fire" and "cloud to rain" that present love from a new point of view; as well as lowercase typography and the absence of punctuation that reinforce the subtle and contemplative impression. This organized structural simplicity is the dominant element that drives the entire aesthetic system of poetry. Using a mixed-methods approach, both qualitative and quantitative data were collected to examine the impact of AI on Arabic language education. The qualitative phase involved in-depth interviews, focus groups, and case studies with teachers, students, and administrators, exploring their perceptions, experiences, and challenges related to AI integration. The quantitative phase included a survey assessing attitudes towards AI in language learning. Results reveal that AI offers significant benefits, including personalized learning, real-time feedback, and improved student engagement. However, challenges such as lack of training, insufficient infrastructure, and funding limitations hinder its full implementation. Waste management that does not meet standards has the potential to negatively impact human health, the safety of healthcare workers, and environmental degradation. This study aims to analyze the implementation of management functions including planning, organizing, implementing, and supervising (POAC) in medical and non-medical waste management at Harapan Sehat Bumiayu Hospital, and to identify obstacles that hinder its implementation. The study used a qualitative approach with a descriptive case study design. Data were collected through field observations, semi-structured interviews with seven key informants, and documentation, then analyzed using an interactive analysis model that includes data reduction, data presentation, and conclusion drawing. The results show that the four management functions have been implemented through provision of facilities and scheduling of waste collection (planning), clear division of tasks among staff (organizing), routine implementation of waste collection and transportation accompanied by the use of PPE (implementation), and daily monitoring and periodic institutional audits (supervision). However, several obstacles remain, including indiscipline among some staff in waste sorting and limited supporting facilities in some service units.
